The immobile properties in the town of Gorna Oriahovitza are overestimated

According to them the immobile market changes in the town are strongly influenced by the tendencies of the market in the near town of Great Tirnovo. The sellers often make attempts to increase the tenders’ worth when the prices go up in the old capital. This is what Nedko Totev, who is the manager of the “Neda properties” firm in the town of Gorna Oriahovitza, says. He thinks that the town of Gorna Oriahovitza is a small town with considerable unemployment, and 80% of the clients buy their homes on credit. It must be of some importance the fact that town citizens, who have been working abroad a mainly in Spain, Italy and Greece, invest their money in immobile properties in the last few years.

The office areas have become considerably more expensive in the railway town in the last year. Their price was 500-600Euro per square meter in 2006, and there are tenders of 770Euro per square meter of new building. The want of shops and business areas is considerable and their price varies between 1200Euro per square meter in the new places.

Three business centers are being build in the railway town, which have reached different stages of building.

A local firm is digging up excavation for search a building site near the town bus station. According to the brokers’ opinion the shops in the future center cost 1200Euro per square meter and almost all of them have been bought. The business center in ‘Saint Prince Boris’ boulevard is being build at a even more advanced stage of building. The investors of similar construction sites are mainly firms from Great Tirnovo, Gorna Oriahovitza, and Burgas.

There is considerable residential building in the railway town. Several building sites are being built now. This is what engineer Krasimir Hadjidosev, the manager of the immobile properties agency ‘Chacky’ and a shareholder of a Great Tirnovo building firm announced. He explained that most of the residential buildings are built on five-six floors, where the first floor is usually meant for offices and shops. In the last month the buyers of new building prefer two room flats. The apartments in the new residential buildings have space of sixty-seventy square meters.

The new two room flats prices in the town of Gorna Oriahovitza vary between 20000-25000 Euro. The town new building costs 360Euro per square meter average, and the residential buildings rise up in the wide center.

Panel two room flats in the quarters ‘Spring’ and along the local hospital cost 30000-35000 levs now. There are almost no one room flats as the local brokers say.

The monolithic flats in the town of Gorna Oriahovitza are preferred, though their prices are considerably higher. These blocks of flats are situated in the central part of the town and in the ‘Spring’ quarter. They have been built in the years 1970-1990.

Two room brick flats cost between 50000-55000 levs, and three room flats reach the price of up to 70000 levs.
