Year 2005: the price for construction of a new house will increase with 12 %

This increase in the building materials is expected to be repeated in March, this time thanks to the increase of the petrol and the metals’ price on the world market and the great demand for new developments.
According to the Chief of the Private Builders Union, the increase will amount to only 4-5 %, in case the inflation and the price of the petrol do not increase drastically. The highest increase is expected to be for the following materials: concrete – 7-10 %, reinforcement – 10%, ceramic bricks – 10 %. An increase in the price of the metal and wooden materials is also expected.
At the moment the price of the reinforcement wire is approx. 1.40 BGN/kg, while the price of the shuttering wire is 1.05 – 1.20 BGN/kg.
The price of the iron is 1.10 BGN/kg. A bag of 50 kg of cement costs 7-16 BGN, depending whether it is a grey or a white one. A pack of 14 ITONG building blocks costs approx. 140 BGN (expected increase of 5 % for the next year), while pack of 90 aero concrete blocks cost 170 BGN. One Bulgarian brick costs 0.45-0.58 BGN.
The experts state that the price of the building materials will increase if there is drop in the price of the US Dollar or increase in the price of the petrol. They also declare that the market faced a similar increase of 20-25 % at the beginning of year 2004, especially in the price of the ceramic bricks.
The price of the concrete also increased to 1.10 BGN /kg in 2004 to 0.75 BGN/kg for year 2003, due to its rise on the world markets.
Thanks to the better control over the illegal tree felling, the building materials market faced a shortage of wood and thus the price increase with 15-20 % for the last year.
